Open listing: Definition
An open listing enables multiple real estate agents to try to sell your home. This setup gives the seller the ability to work with multiple agents at once. This differs from an exclusive listing, in which the seller works exclusively with one listing agent to find a buyer.
Can the MLS refuse to accept open listings?
The Relationship with the MLS and Cooperating Brokers
Under California law, MLSs are required to accept open listings.
Why is open listing bad?
Often open listing brokers screw-up the business' profile to real buyers because they don't prepare the business properly. They go to mass market it and the existing pool of buyers will see the business and clearly get the wrong impression due to bad marketing.
What is the difference between an open listing and an exclusive listing?
Home sellers may have the option of offering a real estate agent an exclusive listing or an open listing. An open listing allows other local real estate agents to compete to find a buyer for the property. An exclusive listing gives the sole agent an incentive to work hard for the sale.
Why are open listings rare?
Open listings are not listed on MLS (except in specific cases). Open listings are often agents' last priority because there's no guarantee that they will be paid for their work.
